Serving San Diego County and the Inland Empire in English and Spanish
A home is deeply personal. It is where families grow, memories take shape, and plans for the future begin. That is why I take the time to understand the people behind every purchase and sale: what matters to them, what challenges they face, and what they hope their next chapter will look like.
I'm Nora Rocha, a bilingual REALTOR® with Coldwell Banker West. With more than 20 years of residential real estate experience, I help buyers and sellers navigate important decisions with clear information, thoughtful planning, and personal attention. Whether you are purchasing your first home, preparing to sell, exploring an investment property, or moving closer to family, my goal is to help you move forward feeling informed and supported.
A Career Built on Relationships
Much of my business comes from referrals and relationships developed over the years. That trust means a great deal to me. When a past client introduces me to a friend, parent, child, or coworker, they are entrusting me with someone important in their life.
I approach that responsibility with care. I listen closely, explain the process, follow through, and stay focused on your priorities. I want you to feel comfortable asking questions and confident that you understand your choices.
For me, the relationship continues after closing. Clients often reach out when they need a service provider, have a question about their property, or begin thinking about another move. I value being someone they can call as their needs evolve.
Local Knowledge With a Broader Reach
My work includes communities throughout San Diego County, including Chula Vista, National City, San Ysidro, City Heights, and Bonita. I also assist clients in the Inland Empire, including Menifee, Murrieta, Temecula, Lake Elsinore, Wildomar, Riverside, Redlands, Highland, and Colton.
Serving these different markets helps me support clients whose plans extend beyond one neighborhood. Some are looking for more space or a different price range. Others want to shorten a commute, accommodate a growing household, or live closer to loved ones.
Together, we consider how a location and property fit your daily life, budget, and future plans. When your move takes you beyond the areas I serve directly, I can help connect you with a real estate professional through my referral relationships.
Helping Buyers Build a Clear Path to Homeownership
Buying a home involves many decisions, and each buyer starts from a different place. Some are ready to begin touring properties. Others need time to understand financing, prepare their credit, or organize their savings.
I meet you where you are and help you identify the next practical step.
My guidance includes helping you understand the home search, offers, inspections, appraisal, escrow, and closing process. I work alongside your lender and other professionals so you can see how the pieces fit together and what needs your attention along the way.
I also help buyers connect with lending professionals to explore financing options, including FHA and VA loans and available down payment assistance programs. If credit preparation is part of your journey, I can introduce you to a credit repair resource and stay in touch as you work toward being ready to purchase.
I believe buyers should have the space to make thoughtful decisions. A home should fit your needs, and you should feel comfortable with the commitment you are making.
Thoughtful Representation for Sellers
Selling a property often marks a significant life transition. You may be moving to a larger home, simplifying your lifestyle, relocating, selling an investment, or helping a family member prepare for a change.
I begin by understanding your goals and timing. From there, we develop a plan for pricing, preparation, presentation, and marketing that reflects your property and the market around it.
Throughout the sale, I help you evaluate offers, understand terms, consider inspection requests, and manage the steps toward closing. My role is to help you look at the full picture so you can make decisions that support your priorities.
My experience includes single family homes, condominiums, and small residential income properties. Each property calls for a thoughtful approach, and I work to communicate the features and opportunities that matter to its potential buyers.
Experience With More Challenging Situations
Over the course of my career, I have also worked with homeowners facing financial hardship and complicated selling circumstances. My background includes short sale negotiations and the Short Sales and Foreclosure Resource designation.
These situations require patience, organization, and sensitivity. I understand that a homeowner may be managing uncertainty while trying to make decisions that affect their family's future.
I help clients understand the real estate aspects of their situation, coordinate with the appropriate professionals, and consider the options available to them. My aim is to provide clear communication and steady support during a difficult period.
Service in English and Spanish
I provide service in both English and Spanish because understanding matters at every stage of a transaction.
Real estate has its own vocabulary, deadlines, and documents. I take the time to explain the process in familiar language and make room for questions. Whether we are discussing an offer, reviewing an inspection request, or preparing for closing, I want you to feel included and informed.
This is especially valuable when several family members are involved in a decision. Clear communication helps everyone understand the plan and move forward together.
Connected to the Community
My commitment to families extends beyond real estate. My community involvement has included the Chula Vista PTA Council and Sweetwater district parent advisory groups, including DPAC and ELAC. Through that involvement, I have supported communication and advocacy around issues affecting students and parents.
I also enjoy bringing neighbors together through local activities, including the annual College Estates community yard sale in Chula Vista. These gatherings create opportunities to connect, share resources, and strengthen the relationships that make a neighborhood feel like home.
I have also organized educational events around topics such as trusts and wills, connecting community members with professionals who can help them consider important planning questions.
To me, serving a community means being present, staying connected, and contributing in practical ways.
A Personal Understanding of Family and Home
As a wife, mother, and grandmother, I understand how closely housing decisions are connected to family life. The right home can create room for a new beginning, bring generations closer together, or provide greater stability.
I bring that perspective to my work. I listen for the everyday needs that may not appear on a property checklist: room for family gatherings, space for an aging parent, a manageable commute, or a layout that makes daily routines easier.
Every family's priorities are different. My job is to understand yours and help you keep them at the center of the process.
Always Learning, Always Improving
I continue investing in professional development, including Ninja Selling training and professional accountability groups. I value opportunities to strengthen my communication, organization, and service.
I also work with a network of lenders, escrow and title professionals, inspectors, contractors, and other service providers. Bringing the appropriate people into the process helps clients get answers and keep their transaction moving.
Experience is valuable, and so is the willingness to keep learning. I bring both to the people I serve.
Let's Plan Your Next Chapter
You may be ready to buy or sell now, or you may simply have questions about what is possible. Either way, I welcome the conversation.
We can talk about your goals, review where you are today, and identify the steps that make sense for you. You can expect honest communication, personal attention, and a commitment to helping you make informed decisions.
I would be honored to help you find your way home.
